This spacious 3 bedroom detached villa has a private pool for the exclusive use of our guests. It was completed in November 2011 and
provides everything you could want for a fabulous holiday on the Silver Coast with its spectacular coastline and countryside. This
small development of just 3 privately owned villas is walled and gated and located along a quiet country lane on the edge of Cela Nova.
It offers a peaceful setting with stunning views down the valley and beyond.
The delightful bay at Sao Martinho do Porto is just 3km away with its newly built promenade, safe bathing for children and plenty of
local bars and restaurants. The heritage cultural sites of Obidos, Batalha and Fatima are within easy reach. Excellent international
golf courses are just half an hours drive. Lisbon is within easy reach by bus.

Our calendar is updated daily and remains available until the deposit for the booking is received. Short breaks are available
in "Low Season", please contact owners for details and pricing. All prices quoted are in £ pounds sterling.
Changeover Day
Changeover day is ideally Saturday, however subject to availability other days maybe available, please ask prior to booking.
The house will be available from 4 p.m. on the day of your arrival and must be vacated by 10 a.m. on the day of departure unless agreed otherwise.

Notes on Accommodation
The Villa is for the exclusive use of the hirer and the people named on the booking form for the period of the hire as
stated on the hire contract. The Villa overall will suit a variety of holiday styles from beach or family holidays to
golf or historic. The Silver Coast represents true unspoilt Portugal at its best.

Hob/ Oven with extractor, Fridge/Freezer, Dishwasher, Washing Machine, Microwave, Satellite TV, DVD, X-Box, Cot, High Chair, Safe, Solar Heated Private Pool (for sole use of clients).
Accessibility
The Villa would be considered as suitable for people with limited mobility as the entrance is flat and level and
all the down stairs doors are wide enough for wheelchair. The downstairs wet room is also wheel chair friendly.
There is a level patio area outside but there are steps down to the pool level.
Outside
Situated at the back of the property in the rear garden is a private solar heated pool for the sole use of guests,
fenced gardens surround the property, the front having electronically operated gates.
Coast Beach
The Silver Coast is well known for being unspoilt with stunning beaches in abundance - appealing to all age groups
with a wide choice from sandy beaches to rugged coastline to calm lagoons. Temperatures vary from 25 C in
the summer with a cooling breeze to 17 C in winter
Golf
The World renowned championship golf course of, Praia De’l Rey is a 25 minute drive away. Rated in Europe's
top 20 and considered by many to be probably the best in Portugal. The New Bom Sucesso golf course is 20
minutes drive away and opened in October 2008. It is already considered one of the best in the area and has
stunning views over Obidos Lagoon from the top end of the course. There are other courses within a 45 minute
drive such as Golden Eagle and Campo Real.
Special Interest Holidays
The villa is situated within 15 minutes drive of San Marinho de Porto with its lovely sandy bay. There is the
rugged Atlantic coastline which can be of particular interest to water sport enthusiasts who want to take part
in windsurfing and surfing. Jet skiing and sailing are available at the Foz de Arelo sailing school. Obidos,
which is a medieval walled city, has festivals all year round such as the Chocolate Festival, Opera and Musicals
to name but a few, which can be interesting both day and night.
Travel
The nearest airport is Lisbon, which is only 70 kilometres away, mainly on motorway. Porto airport is 2 hours drive,
but you could always incorporate a bit of port tasting while in the area. Easy Jet, BA, and TAP Portugal all operate
out of Lisbon to various UK airports and a Dublin to Lisbon service currently exists provided by Air Lingus. Car
hire is essential and can be hired direct from a variety of sources at the airports.
Distances
The spa town of Caldas de Rainha, has a good variety of shops and a daily market and is about 15 minutes drive. It is
20 minutes to the walled city of Obidos, 35 minutes to the fishing village of Peniche and 15 minutes drive to Sao Martinho
and Nazare. Lisbon is less than 1 hour away. There are local supermarkets and banks in San Marinho do Porto, Nazare and
Caldas de Rainha together with a good variety of restaurants.
Booking Notes
To make a reservation, it is our policy is to take a 20% deposit to secure your booking via e-mail or phone.
The outstanding balance must be paid 8 weeks prior to arrival. A fully refundable accidental damages deposit of
£200 or €250 Euros (providing no damage has been caused) is repayable 14 days after your departure.
